Jul. 13, 2023 By Bill Parry

Construction has topped out on the superstructure of the $378 million 90Ninety project, a 614-unit mixed-use residential development located at 166-20 90th Ave. in downtown Jamaica.

Developer BRP Companies expects the construction to be completed in July 2025, when the project will deliver mixed-income residences, 25,000 square feet of retail space, 15,000 feet of resident amenity spaces and 5,000 square feet of community space along Merrick Boulevard.

The 12-story building will feature 614 residential units including a mix of studios, one-bedroom and two-bedroom homes, with 185 units available to residents earning 80% and 130% of the area median income (AMI).

“We’re thrilled to be celebrating 90Nintey’s topping out as we are one step closer to bringing the project to final completion,” BRP Companies Co-founder and Managing Partner Meredith Marshall said. “Once complete, 90Ninety will serve as another contributor to the vibrant culture and rapid growth being seen across the Downtown Jamaica community and we’re thrilled to be playing a role within the neighborhood’s continued evolution.”

The property’s 15,000 square feet of shared resident amenity spaces will include a state-of-the-art fitness center, a rooftop lounge and resident lounge, co-working spaces, and outdoor courtyard with green spaces, a half basketball court, a children’s playroom, pet facilities and an attended lobby. The project’s construction began last year and is being led by Skycore Builders.

“Skycore Builders is delighted to include 90Ninety in its expanding portfolio, which now exceeds 2,000 units currently under construction for BRP Companies,” Skycore Builders President and Partner Richard Santosky said. “The topping-off of this remarkable project not only showcases our strong and successful partnership with BRP but also commemorates the invaluable contributions of our dedicated subcontractors. Their steadfast commitment and tireless efforts have been pivotal in bringing this vision to life, and we are truly grateful for the collective dedication and hard work of all involved.”

Leasing at 90Ninety is projected to commence in Fall 2024.
